Owning a home is a big responsibility. In fact, a home is often the most expensive purchase a person will make. As such, you want to take steps to protect your investment. If you don’t, you may lose money if you try to sell the home later. To ensure that your home only increases in value, there are a number of different maintenance tasks you must complete on a routine basis.
Clean out Your Gutters
It’s not a job anyone necessarily enjoys doing. Still, cleaning out your gutters is something you must absolutely do at least twice a year. The downside to not doing so can be devastating to your home. If water cannot run through a gutter cleanly and is instead blocked by leaves and gunk, the water damage done to your roof as well as the interior of your home can cost you a small fortune.
Perform Periodic HVAC Maintenance
Something in your home that certainly requires routine maintenance is your heating, ventilation, and cooling system or HVAC for short. This includes replacing your furnaces air filters after 90 days. If you have pets, it may be best to replace the filters every 60 days. Some companies, like A-1 American Services, know that the air vents should also be cleaned from time to time to clear them of dust and debris. The refrigerant lines of your air conditioner should be inspected each month. The coil and cabinet of your unit should also be cleaned on a routine basis.
Test Carbon Monoxide and Smoke Detectors
At least four times a year, you should test your carbon monoxide and smoke detectors to see if they’re still operating properly. Smoke detectors may start beeping when battery life gets low, but you shouldn’t wait until that happens. Your detectors should have a test button to allow you to see if the alarm still works. If it doesn’t work, replace the batteries. If it still doesn’t work after that, you may need to clean out the battery terminal.
Clean Your Refrigerator Coils
Something that may surprise you is that your refrigerator can use as much as 15 percent of your home’s total power consumption. Making sure your fridge runs efficiently makes good financial sense. You should clean your refrigerator coils twice a year by vacuuming over them to remove dust and dirt.
Routine home maintenance is important. It can save you money. It can also help to protect your investment into that property for the long term. Create a home maintenance schedule and make sure you complete those tasks as needed.
