Insurance Changes Are Everywhere
Chances are, that no matter where you live, you’ve recently received letters from your home insurance provider about coverage changes for hail, high winds, hurricanes, and wildfires. Insurance changes are everywhere. And, the reality is, insurance claims are outpacing premiums.
We recently attended an insurance industry presentation where they stated that due to the dramatically increased construction costs since the COVID-19 pandemic, they are paying out $150 in claims for every $100 they collect in premiums. This rate isn’t sustainable. As a result, insurance companies will continue to encourage resilient construction methods while limiting their exposure to catastrophic weather events.
Lessons from Recent Disasters
The tragic wildfires at Lahaina, Palisades, Eaton, and others have been heavy on our minds. We recently heard from a homeowner who was impacted by one of these and, while their home survived, it still experienced significant damage from windblown embers and extreme heat.
Just as the metal roofing industry saw tremendous use of its products in reconstruction efforts after recent hurricanes in Florida, we are now regularly getting calls from property owners, contractors, and architects in California working on safer designs to deal with fire.
How Insurance Companies Are Responding
Because of their financial situation, insurance companies will increasingly reward those homeowners who choose resilient and safe construction methods. At the same time, they and others are lobbying for more stringent building codes.
One potential change is an expansion of Class A fire ratings from commercial and multi-family buildings to single-family homes.
Another area under tight scrutiny is ventilation products. Like us, many manufacturers are using cutting-edge technology to create vents that prevent sparks and burning brands (burning pieces of wood or debris) from entering a building’s attic space.
What It Means for Homeowners and Contractors
These changes can be confusing for contractors and building inspectors as they work to stay informed and current with requirements. Homeowners are finding that a roof replacement or other home modifications are no longer a simple process.
Insurance companies occasionally refuse to cover homes with materials like wood shakes or even asphalt shingles beyond a certain age.
